Do I need to replace my roof completely or just repair it?

This is the most frequent question our clients ask us. No one wants to overspend changing a roof that still has useful life, but neither is it wise to spend money on constant "patches" if the structure has already collapsed.

4 Indicators to make the right decision

1. Age of the roof

Fiber cement tiles have a useful life of 15 to 20 years. If your roof is over 20 years old and has multiple leaks, it is highly likely that the material is "baked" and crystallized. A patch today will mean a leak a meter away tomorrow. Verdict: Total replacement.

2. Structural Damage (The Wood)

If you notice that the roof is "sagging", curved, or the wood has severe rot and termites, changing the tiles will be useless. The structure is giving way. Verdict: Replacement of structure and roof covering.

3. Localized vs. generalized damage

If a gale lifted 5 tiles or a branch broke a specific section, but the rest of the roof is in perfect condition, the fix is surgical and fast. Verdict: Localized repair.

4. Failure in the asphalt membrane

On flat terraces, if the asphalt membrane has already reached its 5-8 years of life and presents "crocodile skin" cracks over the entire surface, applying paint patches will not stop the leak. Verdict: Removal of old membrane and new waterproofing.
